Vacation Rental Company
Hello,I am taking over/restarting a Vacation Rental company and we have recently decided on our software (Vacationrentalpro.com) and are now working on finding a website developer to re-do/upgrade our current site: http://www.cblacostarentals.com/ which is currently done in Joomla. We will start off with less than 5 properties in the initial launch, which we would like to have happen in the next week or so, but our goal is to have 30 properties by middle of June, with a constant influx of new properties. We would need a website that would be able to handle our expansion. We will start off being budget-conscious but as we expand and improve our revenue, we will be able to devote that to upgrades. Additionally, we are leaning towards putting together 2-3 different sites/names to differentiate between the high-end and the low-end properties. Upfront cost is limited but the potential for this venture with our network would be pretty strong. First off let me tell you that I do not have time to take on your project. I am just going to give you some suggestions and gotchas to look out for as you look for and work with a web development company.

The first thing is to be aware of open source (free use licensed) software. From a client standpoint this can get you a long way into development and possibly reduce your costs. You can check www.hotscripts.com for listings in both php and asp.net. You can also check Google for other types of scripts with searches like "property management script". In real estate, you have a lot of choices. Your costs will primarily be in look and feel (front end design) vs new programming unless you decide you want a functionality not included in the software.

Custom software will come at a price. There are a ton of things you'll need to be aware of during development. The biggest thing is that a good solution developer will have a great deal of planning, questions and architecture work to complete, not just coding, to do for your project. There are also a variety of testing that needs to be done to ensure quality software. Unit Testing itself makes a project take about 20% longer but the result is a product with 40 - 90% fewer bugs. Not all open source software goes under these types of rigorous tests.

Whether you choose an open source or paid pre-built software or custom software, your development times will vary based on the scope of the project and the experience of the team working on your software. If you need the website up and running in a matter of a month or two, go with an open source or paid pre-built script rather than custom software.

Another thing to be aware of is your impact on the project. Your ability to answer questions and produce documents, photos and other assets will effect the length of time it takes for the project to be completed. Nothing brings a project down harder than a client's lack of participation. Delivery dates are subject to a client's ability to participate and meet their side of the bargain. Most contracts stipulate that delivery of required assets by the client effect the delivery dates.
